CHV 202nd and 203rd Street

CHV 202nd and 203rd Street is a sustainable, affordable and supportive housing development that will be located at 261 East 202nd Street and 270 East 203rd Street in the Bedford Park neighborhood of the Bronx. When completed, the pair of 11-story buildings will provide 323 homes for families, households experiencing homelessness, seniors and veterans. CHV 202nd and 203rd Street is being developed by CAMBA Housing Ventures, Inc. (CHV) with on-site supportive services provided by CAMBA, Inc.

In addition to the amenity-rich offerings exclusively for residents, such as teaching kitchens, computer labs, multi-purpose rooms and landscaped courtyards, tenants have access to CAMBA, Inc.’s on-site social services which are individually tailored to each tenant’s needs. The case management services will focus on CAMBA’s holistic mission of connecting people with opportunities to enhance their quality of life. Services may include, but are not limited to financial literacy training, nutrition workshops, benefits advocacy, linkages to job training programs, resume workshops, computer skills trainings, mental health groups and linkages to medical services.

The transit-oriented development will meet LEED Gold standards, including energy-efficient units, and will provide residents with on-site financial, educational, and healthy living social services. Thirty percent of households (97 units) will benefit from an Empire State Supportive Housing Initiative award and an additional thirty percent (97 units) will benefit from the New York City 15/15 Congregate Supportive Housing Services Program.

HSE represented CHV in securing $164 million in construction financing, including $25.1 million in permanent tax-exempt bonds, Low-Income Housing Tax Credits (LIHTC) that will generate $56 million in equity, and a $30.5 million subsidy from New York State Homes and Community Renewal. New York State Homeless Housing and Assistance Corporation will provide about $8.2 million from the Homeless Housing Assistance Program, one of the largest amounts ever awarded under the program. The City of New York acting by and through its Department of Housing Preservation and Development will contribute another approximately $30.6 million from the Supportive Housing Loan Program. Finally, developer equity and financing from other sources will provide over $13 million. The Letter of Credit and Tax Credit equity is provided by The Bank of New York Mellon and RBC Community Investments is the Tax Credit Syndicator.
