25 Kent Avenue is the first new ground-up commercial office development in Williamsburg, Brooklyn in over 50 years. 25 Kent Avenue, which completed construction in 2020, is a new 8-story building with 44,000 square feet of retail, over 60,000 square feet of light industrial space, and over 270,000 square feet of office space. While part of Slater & Beckerman, the land use team at HSE assisted in developing a groundbreaking new special permit to allow bonus office floor area in exchange for the provision of light manufacturing use in a new development. ULURP approvals from the New York City Planning Commission and New York City Council required for the 25 Kent development include a text amendment to create Section 74-96 of the Zoning Resolution and two special permits pursuant to the newly-created Section 74-96 to allow a floor area increase and modification of loading berth requirements.
